These Rental Promotion Terms & Conditions (“Terms”) apply to all advertised incentives, concessions, discounts, and promotional offers (“Promotions”) offered by Full Circle Property Management on behalf of property owners. By applying for or accepting a Promotion, you agree to the following:
General Applicability
Promotions are subject to availability and may vary by property, unit, lease term, move-in date, employer affiliation, or other qualifying criteria. Not all units or applicants will be eligible for all Promotions. Promotions may be modified or withdrawn at any time unless otherwise stated in writing.
Eligibility & Approval
All Promotions are subject to application approval and verification in accordance with our standard screening criteria. Promotions do not guarantee approval. Additional documentation or conditions may apply.
Certain Promotions may be limited to:
- New residents and occupancies only
- Select units or properties
- Specific lease terms or minimum lease lengths
- Employer-based or referral-based programs
Application of Promotions
Unless otherwise stated in writing:
- Rent or fee concessions are applied as a credit to the resident’s account, not as a cash payment.
- Any symbolic fees, incentives, or concessions (such as “half month’s rent” or “free parking”) will be applied at the value in effect at the time of lease signing. Once the lease is executed, the value of any concession is final and will not change.
- The Credit may be applied either (1) as a series of approximately equal monthly credits applied over the remaining term of the Lease, such that the total credits applied equal the full amount of the Credit; or (2) as a one-time credit applied at any point during the Lease term.
- Promotions may be applied to rent, fees, or amenities (such as storage, parking, or internet upgrades), depending on the offer.
- Only one Promotion may be applied per lease unless explicitly approved otherwise.
Short Term Leases
Most rentals are offered with a standard 12-month lease. Short-term lease options may be available on a case-by-case basis and will include the following typical monthly adjustments:
- 0–2 months: +$750 per month
- 3–6 months: +$500 per month
- 6–9 months: +$250 per month
- 9–11 months: +$125 per month
These adjustments reflect the increased cost of short-term leasing and are applied based on the requested lease length.
Lease Requirements
Most Promotions require a minimum lease term (typically six months). Failure to commence the lease, early termination, or default may result in forfeiture or repayment of any applied Promotion, as permitted by law and the lease agreement.
Referral Programs
Referral programs may be available to current residents at select, participating properties. Please inquire with your property manager for details. For properties participating in the referral program, the following terms and conditions apply:
- The referring resident must be a current resident in good standing at the time the referral is submitted and at the time the referred applicant(s) sign a lease.
- Residents who are involved in a lease break, delinquent account, or active violation are not eligible to receive a referral incentive.
- The referral must result in a new applicant who applies, is approved, and signs a lease for a separate unit.
- Referral incentives do not apply to roommate replacements, lease assumptions, additions to an existing lease, or any lease change involving the referring resident’s own unit.
- Referral incentives are issued as a credit to the referring resident’s account, not as a gift card or cash equivalent.
- Any referral incentive will be annualized and applied as a monthly credit over the applicable lease term, consistent with other incentives.
- An Incentive and Credits Addendum must be executed to receive the credit.
- Incentives may be available at select participating properties, units, and lease terms, and are subject to change without notice.
- Only one referral incentive may be issued per referred lease unless otherwise approved in writing.
- Management reserves the right to verify referrals, determine eligibility, and interpret these terms.
Discretion & Final Determination
All Promotions require final approval by management and/or ownership. Full Circle Property Management reserves the right to interpret and apply these Terms consistently across all applicants and communities.
Fair Housing Compliance
Promotions are offered in compliance with all applicable federal, state, and local fair housing laws. We are committed to treating all applicants and residents fairly, consistently, and without discrimination.
Additional Terms
Certain incentive programs may also be described on the Owner’s website, the Managing Agent’s website (including https://fullcirclevt.com/promotions/), or in promotional or marketing materials, whether in print or digital form. Any terms or descriptions expressed in such materials are provided for informational purposes only. In the event of any inconsistency between such materials and the Incentives and Credits Addendum, the Addendum and the executed Lease shall control.
