Keyless Entry and Lockouts
• Ensure you understand how to use your keyless entry system. If you have any issues or get locked out, please contact our office immediately. If you call after hours, it can be costly, and lockout assistance can be delayed as we prioritize other emergencies.
You may also consider spending the night with a friend to avoid the lockout fee, which is a tenant responsible charge that can amount to over $300 per visit.
Emergency Calls
• A maintenance emergency refers to a sudden and severe issue within a property that poses an immediate threat to the health, safety, or structural integrity of the premises or its occupants. These emergencies typically require urgent attention and immediate resolution to prevent further damage or harm.
Examples include flooding, electrical failures, or situations endangering human life or property. For any of these situations, you should seek safety and immediately call 802-657-0378.

General Maintenance Requests
• Non-emergencies, such as a dripping faucet or a malfunctioning appliance, must be entered via your Online Portal. This allows our maintenance team to gather all relevant information while you will receive updates at each step of the repair process.
Smoke Detectors
• Do not disconnect or cover smoke detectors. These are essential for your safety and are required by law.
Utilities
• If you are responsible for setting up and paying for your utilities, make sure to contact the relevant service providers to get everything set up in your name as soon as possible. You should fill any heating fuel tanks now so that you’re not caught off guard or surprised by a big fuel bill when the weather turns cooler in the fall.
Rent Payments
• Make sure to familiarize yourself with the rent payment schedule and methods. On-time payment is crucial to maintaining a good rental history.
Sublets or New Roommates
• Any lease change requests (sublets, new roommates) need to be requested using our Lease Change Request Form .
Trash & Recycling Totes
• Trash and recycling totes should be brought out to the green belt/roadside for pick up and then rolled back to the designated area by your building after they have been emptied. Please be mindful of collection days.
Parking
• Be considerate of your neighbors. Do not block in other cars if you plan to be gone for a long period.
• Parking on the lawn is not permitted. Use designated parking areas only. Any fines issued by municipalities for parking on the lawn will be charged to residents.
Noise Levels
• Please be mindful of noise, especially during quiet hours (typically from 10 PM to 8 AM). Respect your neighbors and keep noise to a minimum during these times.
Community Areas
• Respect common areas and amenities. Clean up after yourself and follow any posted rules.
Pets
• If you have pets or animals, ensure you follow the pet policy. Clean up after your pets and animals and do not let them roam unattended.
