When are lease renewals due?
Most residents in our student housing communities must notify us by September 1st if they want to renew their lease for the next academic year (June through May).
How do renewals work if everyone is staying?
If all current roommates wish to renew, the process is simple: the property manager will send a renewal lease for signature.
What if some roommates are changing?
If any roommates are leaving or being replaced, you must complete a Lease Change Request Form.
- This form identifies who is staying, who is leaving, and the details of any new roommates.
- A processing fee is required per group (not per person).
Can we renew if we don’t yet have enough roommates?
- If you’re short by one roommate (e.g., 3 tenants in a 4-bedroom), you may still renew if you and your cosigners are financially qualified.
- Any future roommates will need to submit a new Lease Change Request Form with another processing fee.
- We cannot approve leases that would leave half or more bedrooms vacant—this is not financially feasible for cosigners.
What if everyone moves out?
- If all roommates vacate, your property manager will process your notice to vacate and prepare the unit for advertising.
- Updated rents (typically 3-6% higher than the current rent) will be set at this time.
Can I refer a new roommate or friend?
Yes! Residents often refer future roommates or friends.
- While there is no formal “takeover” process, we can create a guest card and invite them to apply.
- This can happen before an ad goes live, giving student groups time to organize paperwork.
- Once ads are posted, units are typically reserved for groups already in process.
