Eastwood Commons II (ECII) is a multi family condominium community located in South Burlington, Vermont.
ECII was completed in 2006 by Wright & Morrisey according to the architectural guidance of Lemay & Youkel Architects. The 74 individual condos feature both 1, 2, and 3 bedroom unit layouts. The building is equipped with a spacious entrance lounge and fireplace seating area with elevator access that connects the assigned parking spaces and individual locked storage units of the underground garage to 4 floors of condos. Many condos includes balcony access with a range of different views that include expansive south and west options or a more private view facing the lush, landscaped courtyard towards the north and east.
Heat, hot water, and central air conditioning are included in the ECII association dues.

ECII is a member of a larger, O’Dell Planned Urban Development (PUD) Association that includes several other multi family properties and commercial buildings.
ECII Rules & Regulations may allow for pets and unit rental with ECII Board review and approval.


Neighborhood
The grounds and surrounding area include paths and roadways that lead to open lawns and greens spaces of the O’Dell Planned Urban Development (PUD). Residents can enjoy an urban environment with restaurants, retail, and professional services, and the many parks and beaches of Lake Champlain and downtown Burlington are nearby.
ECII is located on Shelburne Road and it is only a 4 mile from access to Interstate 89.

Association Services
Q1: How can I request security footage if I was the victim of a crime (e.g., theft or assault)?
If you believe a crime has occurred at Eastwood Commons (370 Farrell St) or Eastwood Commons II (410 Farrell St), file a police report. The responding officer may contact Full Circle Property Management directly to request relevant footage. The officer must provide the specific date and time window of the incident.

Full Circle will coordinate with our security consultant, who will download the footage and provide it directly to the officerhandling the case.
Q2: Can I request footage for a rule violation or safety concern that doesn’t involve the police?
Yes, but a different process applies. You must submit a written request to Full Circle Property Management that includes:
• A description of the incident or concern
• The people or events believed to be involved
• The approximate date, time, and location
• The camera(s) or areas to be reviewed
Your request will be submitted to the Board of Directors for review at a regular or special meeting. The Board will vote on whether to review the footage and, if so, may do so in Executive Session due to the sensitive nature of video content. If the Board votes to view the footage, Full Circle will request it from the security consultant, and the Board will later vote on whether to release it and to whom.
Q3: Will I automatically receive a copy of the footage if I make a request?
No. Footage is not automatically released to residents. For non-police matters, the Board must vote to approve the review and release of footage. In all cases, privacy concerns are carefully considered.
Q4: Can I appeal the Board’s decision if my request is denied?
Yes. You may have the right to appeal the Board’s decision to an appropriate court, which may review the matter under applicable laws.
Q5: Who has access to the camera system or monitoring software?
Full Circle Property Management does not have direct access to the camera monitoring software. All footage must be retrieved by our designated security consultant, who handles all access and downloads upon authorization.

Maintenance & Construction
Any homeowner lock changes need to be coordinated through Dion’s Lockshop, and individual homeowners are responsible for paying all costs for lock changes to their own condo.
Please contact Dion’s and identify yourself as a homeowner of Eastwood Commons II, and Dion’s will provide you with more details and an estimate of costs.
